R7 is a new cutting edge mixed use building in the heart of London’s Kings Cross.

The building has been designed to stand out from other buildings in the area with its distinctive gridded aluminium façade finished in two shades of pink.  There is 150,000 sq. ft. of office space across 10 floors and a seven metre high entrance lobby which is public allowing access to a three screen cinema retail and restaurant space at the ground and mezzanine levels. The building reflects the evolving area attracting businesses from the more established financial districts of London.

For Mitchellson, the project consisted of a 10 storey concrete frame with a jump-form core and 2 storey basement with Post Tension (PT) suspended slabs. Mitchellson managed the design and installation of the PT works and precast columns. The project involved installed sheet piles to the perimeter to prevent excavation from disturbing adjacent services.  The footprint of the building was approximately 2200m2. The project required a high quality exposed concrete slab finish combined with high quality exposed finish to core walls. The planning and workmanship achieved enabled a quality concrete exposed concrete frame structure to be produced but still maintaining a demanding programme.
